With Pay-Per-View Homes, you can customize your experience by paying only for the specific services you need—starting with individual home showings for $100 each.

How It Works

  1. Select an Agent: Choose an agent listed on our platform to guide you through the showing process.
  2. Schedule Showings: Pay just $100 per property showing. This covers the agent’s time and expertise with no long-term obligations. (Fees can be paid when you close the transaction. See FAQ for more information)
  3. Discuss Next Steps: After viewing homes, you can decide if you’d like additional services, such as previewing more homes, negotiating offers or completing the transaction.

Paying For Viewings:

You have options for paying:

    1. At closing: the agent you use will receive the total commission offered by the seller. From that amount, the agent will deduct and keep the showing fees and any other agreed-upon fees, then rebate or credit you the difference. Refer to FAQ for more clarification. For example, if the total commission the seller pays is $10,000, and fees for showings and other agent services are $6,000, then you will get a rebate or credit for $4,000. 
    2. No-showing fees: As an option, you may transition to a commission-based or one-flat fee agreement with an agent. You won’t pay per showing in this agreement but an agreed-upon commission. This approach could save you money while providing more comprehensive support. You get to decide which format works best for you.
    3. You can elect to pay for showings after each round of showings or at the end of all showings, such as if you stop searching for homes. Just let us know, and we can bill you.

*$100 Per Showing Guidelines and Terms
  1. Proximity of Homes: The properties must be within 10 miles of each other.

  2. Time Constraints: 1 (one) hour per showing, including drive time.

  3. Transportation: Buyers are responsible for their transportation and must meet and follow the agent from property to property.

  4. MLS Listings Only: Homes must be listed for sale on the MLS and available for showing by a licensed agent.

  5. Appointment Scheduling: Showings depend on the availability of the agent, seller, and buyer. 

  6. Fee Policy: Fees are due for each successful home showing or $100 per hour, whichever is greater, 

  7. Extra Charges: $50 per half-hour over the 1 hour allotted per showing. 

    • $1 per mile over the allotted 10 miles per show.

  8. Re-visits: $100 per hour, minimum $50, or as negotiated with the agent.

  9. No Showing Fees: If you hire one of our agents to work for an agreeable commission and close on a property.

Negotiating and Writing Offers

    • Fees typically range from $1,000 to several thousand dollars, depending on the complexity of the offer.
    • Under standard circumstances, fees are usually between $2,000 and $10,000.

Opening Escrow, Handling Paperwork, and Processing the Transaction

    • Typical fees for these services range from $1,000 to more.

Assisting with Inspections and Negotiating Repairs

    • Fees for inspection support and repair negotiations generally range from $1,000 to more.

Follow-ups, Final Inspections, Signing, Closing, and Keys

    • Fees for managing the final stages of the transaction range from $1,000 to more.
Minimum Fees and Transaction Fees.
  • The agent may negotiate a minimum fee to ensure their efforts are justly compensated for.
  • A transaction fee may be imposed to cover broker fees for handling the transaction, representing the buyer, collecting and rebating commissions, etc. 
  • Minimum and Transaction Fees can range from $500 to $2000 and must be disclosed in the Buyer Broker Agreement.
