Buyer Broker Exclusive Employment Agreements: This comprehensive agreement outlines the terms of the exclusive relationship between the buyer and broker, detailing services, compensation, and the duration of the agreements. Like buying the car/agent, with options to define specific terms of employment.
Commission Transparency: Agent commissions or compensation are no longer permitted to be displayed on the MLS. Agents are required to confirm commission arrangements with the seller prior to, or at the time of, presenting offers. It is the agent’s responsibility to negotiate commission terms directly with the seller’s agent. Commission agreements will be documented using either a Seller’s Compensation Addendum (SCA) or a Compensation Agreement Between Brokers (CABB). If the seller does not provide sufficient compensation to cover the percentage or dollar amount agreed upon in the Buyer Broker Agreement, the buyer may be contractually obligated to pay the difference or negotiate the terms directly with their agent.
